Construction Contents and Scale: The first stage will cover an area of more than 1000 mu, and the total floor area will be over 550,000m2. It will be divided into four blocks, No.1 covers 290 mu; No.2 covers 270 mu, No.3 covers 240 mu, and No.4 covers 260 mu. To the south of the industrial park is the garden-like residential community whose planned area is 50000m2 . No.1 and 2 blocks will mainly lease or sell standard workshops; No.3 and 4 blocks will mainly transfer land. Various means will be adopted to meet the demands of investors. No.2 block has one standard workshop now, whose floor area is 2400m, for leasing and selling.
Total Investment and Construction Arrangement: The total investment of this project is supposed to be RMB38 million Yuan. Project Entity: Beijing Changcheng Industrial Investment and Development Company. This company was founded in 1992, located at No.888 of Yanqi Industrial Development Zone. The registered capital of this company is RMB300 million Yuan, with an asset of RMB650 million Yuan. It is authorized by Huairou District Government to be engaged in the land remising, development, and transfer in the Yanqi Industrial Zone.
Construction Contents and Scale: The total land coverage of this project is 200 mu, four 10,000m2 warehouses will be built, supplemented with various types of shelves, fork-lifts, and transmission belts, etc.
Total Investment and Construction Arrangement: The total investment of this project is supposed to be RMB75 million Yuan, of which fixed asset investment will be RMB70 million Yuan and current capital will be RMB5 million Yuan. This project is expected to be commenced at the end of 2005 and will be implemented in two stages. Investment of the first stage will be RMB45 million Yuan, of which RMB31 million Yuan will be used for investment in land procurement, RMB6 million Yuan for warehouses construction, RMB3 million Yuan for procurement of shelves and vehicles. RMB5 million will be used for operation current capital. It is planned to be completed at the end of 2006, which can satisfy the primary development of market. Investment for the second stage will be RMB30 million Yuan, and will be completed at the end of 2007. It is mainly used for the expansion of the warehouses and relevant supplementary facilities, so as to meet the requirement of the development of logistics enterprises.
Construction and Investment Conditions: This project is located inside Yanqi Industrial Development Zone, meanwhile it can be closely linked to Miyun Industrial Zone, Huairou Jingwei Development Zone, and Fengxiang Development Zone. 500 enterprises have already been settled down in these development zones. With the increase of incoming enterprises, requirement for logistics service will become more urgent. Foodstuff and Beverage, packing and printing, biological engineering enterprises will be major customers for logistics. At present, 137 enterprises are resided in Yanqi Industrial Development Zone itself, such logistics enterprises as Aifen Food, Red Bull Beverage, Beijing Beer, Jianlibao, Boer Tin, Pacific Tin, and Dabei Feedstuff are all flocked in this Zone. It is estimated that in 2010, the monthly throughput of this Zone will reach more than 2 million tons. And the monthly throughput of the four bases which are closely linked to this Zone will reach 6 million tons. Therefore, the economic efficiency of this logistics center will be increased by large margin. Moreover, the Yang-Yan Road to the east of this project will be open for traffic in October, 2005, and the Huairou sector of Jing-Cheng Expressway will be also put into operation at the end of 2005.
Investment Conditions and Intentions: Either foreign-funded form or JV with Beijing Changcheng Industrial Investment and Development Company can be adopted in the investment mode. Interested enterprises must be strong and experienced in the operation of logistics.

Construction Location: This project is located in Gaogezhuang Village, Miaocheng Town, Huairou District, adjacent to Miyun County to the northeast, neighboring Shunyi District to the south and Changping District to the west. It is about 50km from downtown Beijing, 180km from Tianjin Harbor, and 30km from the Capital Airport. Three railway lines and two national highways pass through Huairou and this project is nearby the conjunction between No.101 National Highway and Jing-Cheng Expressway.

Project Briefing: According to the general planning and the economic development of Huairou District, the first, second and tertiary industries have already scaled up, however, corresponding facilities for logistics cannot meet the requirement of development. Therefore, the district commerce bureau has planned to build a comprehensive logistics service park. This park will cover an area of 1000mu, and the total investment will be RMB490 million Yuan and will be implemented in two stages. For the first stage, 1000mu will be remised, which will be used for the planning and construction of water, power and roads. A 70,000m2 standard warehouse (including constant temperature warehouse) will be built and the construction of the inspection center, office area, parking lot will be completed. For the second stage, 150 sets of mechanical equipments and supporting devices will be purchased and the construction of information management center and residential area will be completed.
Necessity of this Project: The economy of Huairou has witnessed a rapid growth in recent years and the first, second and tertiary industries have already scaled up. Economic growth and market competition required the logistics industry to develop quickly, meanwhile it also provide spacious room for the development of logistics industry. For the first industry, with the agricultural output growing and industrial material supply balancing in the four seasons, higher requirements are imposed to the fresh-keeping of agricultural products. For the second industry, foodstuff and beverage, feedstuff, auto, packing and printing enterprises also impose positive requirements on the storage and transportation of finished products and raw materials. For the tertiary industry, commercial competition has become more fierce, transportation and storage urgently need to be separated. Chain shops and electronic business rely highly on logistics. Meanwhile, with the development of non-governmental economies, some small enterprises and private enterprises, put higher demands for logistics. Therefore, development of logistics industry has become the requirement of economic development of Huairou District.
Feasibility of the Project: Logistics needs some certain industrial support, enterprise group, market demands and infrastructure conditions. Huairou is about 50km from Beijing, it enjoys a favorable geographical location. And the market prospect will be bright as the distribution base for the storage of products. It is about 180km from Tianjin Harbor and 30km from the Capital Airport. Three railways, two national highways, and the Jing-Cheng Expressway pass through Huairou, therefore Huairou enjoys a comparatively superior advantages in air, sea and land transportation,.

Yanqi Logistics Distribution Center
Project Name: Yanqi Logistics Distribution Center
Construction Location: This project is located in Block D of Yanqi Industrial Development Zone, west of Yang-Yan Road, about 1km from No.101 National Highway (Jing-Mi Road) and 5km from Jing-Cheng Expressway.
Project Entity: Beijing Changcheng Industrial Investment and Development Company. This company was founded in 1992, located at No.888 of Yanqi Industrial Development Zone. The registered capital of this company is RMB300 million Yuan, with an asset of RMB650 million Yuan. It is authorized by Huairou District Government to be engaged in the land remising, development, and transfer in the Yanqi Industrial Zone.
Construction Contents and Scale: The total land coverage of this project is 200 mu, four 10,000m2 warehouses will be built, supplemented with various types of shelves, fork-lifts, and transmission belts, etc.
Total Investment and Construction Arrangement: The total investment of this project is supposed to be RMB75 million Yuan, of which fixed asset investment will be RMB70 million Yuan and current capital will be RMB5 million Yuan. This project is expected to be commenced at the end of 2005 and will be implemented in two stages. Investment of the first stage will be RMB45 million Yuan, of which RMB31 million Yuan will be used for investment in land procurement, RMB6 million Yuan for warehouses construction, RMB3 million Yuan for procurement of shelves and vehicles. RMB5 million will be used for operation current capital. It is planned to be completed at the end of 2006, which can satisfy the primary development of market. Investment for the second stage will be RMB30 million Yuan, and will be completed at the end of 2007. It is mainly used for the expansion of the warehouses and relevant supplementary facilities, so as to meet the requirement of the development of logistics enterprises.
Construction and Investment Conditions: This project is located inside Yanqi Industrial Development Zone, meanwhile it can be closely linked to Miyun Industrial Zone, Huairou Jingwei Development Zone, and Fengxiang Development Zone. 500 enterprises have already been settled down in these development zones. With the increase of incoming enterprises, requirement for logistics service will become more urgent. Foodstuff and Beverage, packing and printing, biological engineering enterprises will be major customers for logistics. At present, 137 enterprises are resided in Yanqi Industrial Development Zone itself, such logistics enterprises as Aifen Food, Red Bull Beverage, Beijing Beer, Jianlibao, Boer Tin, Pacific Tin, and Dabei Feedstuff are all flocked in this Zone. It is estimated that in 2010, the monthly throughput of this Zone will reach more than 2 million tons. And the monthly throughput of the four bases which are closely linked to this Zone will reach 6 million tons. Therefore, the economic efficiency of this logistics center will be increased by large margin. Moreover, the Yang-Yan Road to the east of this project will be open for traffic in October, 2005, and the Huairou sector of Jing-Cheng Expressway will be also put into operation at the end of 2005.
Investment Conditions and Intentions: Either foreign-funded form or JV with Beijing Changcheng Industrial Investment and Development Company can be adopted in the investment mode. Interested enterprises must be strong and experienced in the operation of logistics.

Dinghuisi Tourism and Business Facilities
Project Name: Dinghuisi Tourism and Business Facilities
Construction Location: This project is located on the west bank of Yanqi Lake (to the northwest of Xiaxinzhuang Village and southeast of Dinghuisi Relics), about 8km from the downtown of Huairou and 50km from the downtown of Beijing, with west of Xiaxinzhuang to its east, north of Xiaxinzhuang to its south, Hongluoshan Mountain to its north and peak of Hongluoshan to its west.

Construction Contents and Scale: The total land coverage of this project is 336.75 mu, of which the construction land for tourism service and business facilities will cover 103.8 mu. A green leisure square will be built at No.4 of South Street. Four-lane automobile road will be constructed with parking lots designated on sideways. The automobile lanes and non-automobile lanes will be separated with greenbelt. Modern landscapes such as benches and sculptures can be erected along the pedestrian ways.

Construction Plan: Construction will be commenced in early 2005, and will be implemented in two stages. The first stage is to dismantle the buildings within the to-be-renovated sectors, and to construct the road, plant trees and lay administrative pipes, etc. It will be completed at the end of 2005 and needs an investment of RMB40 million. The second stage is to build the buildings and decorate the vertical wall surface. It will be completed at the end of 2006 and needs an investment of RMB60 million.
Construction Conditions:
1. Huairou South Street is a commercial street, and an initial delicacy market has already taken shape. There are 20 restaurants, with a total operational area of 3,650m2. And 4,000m2 operation area can be increased through renovation, upgrading and expansion of the existing area.
